Junior Surveyor

We are seeking to recruit a passionate Junior Surveyor

Supporting the Buildings Manager and the Clerk of Works, the Junior Surveyor will contribute to the effective and efficient management of the Estate’s reactive, planned and cyclical maintenance activities and our property improvement programme.

The Junior Surveyor will be part of the Works Department, reporting to the Buildings Manager.

Purpose of the Role

Supporting the Buildings Manager and the Clerk of Works, the Junior Surveyor will contribute to the effective and efficient management of the Estate’s reactive, planned and cyclical maintenance activities and our property improvement programme.

Key responsibilities

Repairs Management

To supervise work on a wide range of reactive repairs and maintenance activities across the Estate. This will incorporate responsibilities such as fielding calls from tenants and employees, deciding on appropriate courses of action, coordinating and communicating tasks with our in-house teams and, when required, arranging and liaising with external contractors.  

You will be expected to ensure repairs are completed within given timescales and within agreed budgets.

As an excellent communicator, you will ensure that the Buildings Manager is kept abreast of the

status of all on-going works and will seek the appropriate authority to proceed with unforeseen works when needed.

Getting out and about across the Estate, you will be expected to identify repairs and improvements you feel are required.  On authorisation, you’ll be expected to instruct works or scope up and tender as a project for inclusion in our budgeting process.  

Planned Preventative Maintenance and Cyclical Repairs 

You will support and assist the Buildings Manager and Clerk of Works with all other property related matters including our planned preventative maintenance and cyclical maintenance programmes.  A key part of this will be you engaging with our tenants and undertaking record of condition surveys as we cycle through a period of updating our property records.   

Major Works

Using your excellent organisational and communication skills, you will project manage refurbishment and renovation projects across our diverse built environment. 

With an eye for detail, you’ll draw up and develop schemes, write specifications, plan and manage small to medium value project work from inception to completion, all the while ensuring stakeholders are kept up to date with project progress.  You’ll be aware of critical paths and will maintain a comprehensive record of project works whilst recording and controlling project costs.  

When required, you’ll obtain necessary consents and completions certificates form the Local Authority.  

Administration and Finance

To ensure that all allocated administration tasks are successfully completed, including accurately and promptly logging, prioritising and actioning job requests.  On instructing works, you’ll ensure that job progress, status and costs are recorded on our maintenance management software. 

You will assist in maintaining a range of other records and drawings in relation to the work and responsibilities of the department and ensure the accuracy of these records for future referencing, cost control and monitoring purposes.  Ensuring that all compliance certificates are up to date.

Calculate and compare costs for required goods or services to achieve maximum value for money.

Produce reports as required.

Whilst the role is largely office based, due to the nature of the work, you will be required to travel to and from construction sites, tenanted properties and rural farm locations.

What do you need to be successful? 

  • Good IT skills with the ability to use MS Office, MS Excel in particular.
  • Capable of reading and interpreting technical drawings.
  • Ability to use AutoCAD a distinct advantage.
  • Construction trade experience or educated to HNC or above in construction related subject.
  • An appreciation of traditional and modern methods of construction and materials.
  • Be enthusiastic with ambition and drive.
  • Willingness to learn.
  • Good language and numerical skills.
  • A full and valid UK driving licence is essential.
